When a home runs on a private well, you’re not just buying a house — you’re taking on full responsibility for the water supply that runs through every faucet, appliance, and shower head in it. Unlike municipal water systems, private wells have no utility company watching over them. The pump, the pressure tank, the casing, the water quality — it all becomes your problem the moment you close.
A professional well inspection gives you a clear, honest picture of the system’s condition before that happens. We evaluate every critical component and provide a detailed written report you can actually use — whether that’s to negotiate repairs, plan for future maintenance, or simply confirm the water your family will drink is clean and the system is built to last.
Well systems can look fine on the surface while quietly developing issues underground. A failing pump, a contaminated water supply, inconsistent pressure, or an aging pressure tank can mean thousands of dollars in repairs — and in some cases, a complete loss of water service. The EPA recommends annual well checks for existing homeowners, and a pre-purchase inspection is one of the smartest steps any home buyer with a private well can take.
Our well inspections follow a thorough, step-by-step process to assess both the physical condition and performance of your system.
Step 1: Visual Inspection: We examine the wellhead, casing, pressure tank, pipes, valves, and filters for visible signs of damage, corrosion, improper sealing, or grading issues that could allow surface water contamination.
Step 2: Flow Rate and Pressure Testing: We perform a complete flow test to measure the well’s output in gallons per minute, water pressure before and during pumping, and the system’s overall delivery rate. This confirms the well can meet the household’s daily demand.
Step 3: Pump and Electrical Evaluation: We test the pump motor’s amperage, grounding, and voltage levels to confirm it’s operating safely and efficiently. Pressure switch contacts are checked as well.
Step 4: Water Quality Testing: We collect a water sample and send it to a certified laboratory for analysis. Standard testing screens for coliform bacteria, E. coli, nitrates, pH, and other contaminants commonly found in the area. Results are included in your report, along with recommendations if anything is flagged.
Step 5: Detailed Written Report: After the inspection, you’ll receive a comprehensive report with photos, findings, and plain-language explanations. No jargon — just clear information that helps you move forward with confidence.
We’ve partnered with Welgard, the most comprehensive well warranty program in the United States, to give our clients an added layer of protection beyond the inspection itself.
Every well inspection we perform includes a complimentary 90-day Welgard warranty — automatically, at no extra cost to you.
Here’s what that means for you:
90-Day Coverage, Included: Your 90-day Welgard warranty covers unexpected well system failures that may arise after your inspection. That includes pumps, pressure tanks, valves, fittings, water and electric lines from the well to the house, and more — with $0 out-of-pocket costs for covered repairs.
Optional Annual Upgrade at a Reduced Rate: After your inspection, Welgard will give you the opportunity to upgrade to a full 1-year membership at a reduced cost, available exclusively through our partnership. Welgard has been protecting well owners for over 20 years, with more than 4,500 members and 850 technicians across the U.S. ready to respond 24/7.
No Obligation — Ever: You are under no obligation to activate or upgrade your warranty. A Welgard representative may reach out to you periodically to answer questions and offer the chance to enroll in the annual plan — but there’s no pressure, and participation is entirely your choice.
A Note on Transparency: We believe in being straightforward: if you choose to purchase an annual Welgard membership, your well inspector does receive compensation for that referral. Our inspection findings are always based solely on what we observe — this partnership has no influence on our process or our report. We share it simply because you deserve to know.
